I am pretty happy with the way things are turning out with their site. Mike is in the top 100 agents in North America in EXIT REALTY. He is a mover and a shaker. The VERY best site a REALTOR can have is a blog site. They have access to SO much information everyday. These types of sites keep their sphere of influence up to date with very little effort.

She is such a sweetie. I know clients will love her personality. She really cares about people and does an excellent job of helping them with their real estate transactions. I love the clean lines of this site! What do you think?

It is a sad day for me, but I am really excited for whomever the new home owner will be! My Dream Home is for sale!!

When I was looking at the blueprints almost 6 years ago, seeing the exterior drawing of the home, I fell in love. I loved the peaks and the big covered entrance. The lot itself is almost 8000 sq ft with a great backyard. My husband loves aggregate concrete and he went a bit crazy. Not only did he do triple parking in the front, but he made massive walkways. In the backyard is even sweeter: a sweeping, swerving mass of beautiful concrete that flows into a circular dream for a firepit, room for extra parking, or a basketball court.

I have a lot of family in town, plus I love having people over. The living room has high vaulted ceilings (great for striking Christmas Trees). I can fit a sofa, loveseat, 2 oversized chairs, and ottoman plus side tables with still plenty of room. The fireplace is so cozy in the winters. I totally redesigned the kitchen to have a sunken in full size, side-by-side fridge and freezer. Because I love to cook, I also hunted down a built in double convection oven. Pretty handy to have. At the time the home was built, over the stove vent fans were optional if you upgraded your main floor fan (in the bathroom). I love that the kitchen is wide open. Hubby had his hand in this with the gorgeous chocolate stained maple cabinets and the 12″ crowns that extend through the dining area. Little things like the pantry light coming on when you open the door, the eat up to counter, the granite countertops… all nice too.

We had 3 young children and the biggest problem was finding a home with 4 bedrooms upstairs. I love that the rooms are spacious. The best thing is my 16×20 Master Bedroom w/fireplace and my 12×12 walk in closet with laundry!

I would love a chance to show you this special home.

———

2375 sq feet, 4 bedrooms all on 2nd level, Walnut Hardwood on Main & 2nd Floor, 16×20 Master Bedroom w/ fireplace, Massive 5 piece Ensuite, 12×12 Walkin Closet w/ laundry, Custom kitchen w/ double stacked-chocolate stained-maple cabinets, with 12 inch crowns, Full side by side stainless steel fridge & freezer, built in full double convection ovens, In- Floor heat on all 3 levels, Fireplace in Living Room, Central Air Conditioning, Office off entrance, High eff. furnace & boiler, finished basement w/family room, bedroom, storage & theater room. GARAGE – triple car w/ drive through bay to aggregate pad in backyard, separate elec. panel, w/ welders plug, hot/cold taps, floor drain, infloor heat. EXTERIOR: concrete roof tiles, stucco, triple parking, fenced, 10×12 shed, massive aggregate pad in backyard, large deck. Seller is Licensed REALTOR.

One REALTORS Opinion on Decluttering Your Home.

When I meet with clients, I will offer them some suggestions to make their home more, shall we say, SALABLE. The number one thing that decreases a homes value is clutter. Although a pain, once done your rooms will look larger and more organized and your buyers will be able to imagine living there themselves. Here is a list of the things I would suggest you pack away ( since you are moving anyway!)

Clean off the coffee & end tables. There should be no more than 3 things on that table. Including the lamp.

Get rid of the KY Jelly on the nightstand. Yes, I have seen it, and yes, it is gross. I don’t want to know.

Put everything on your kitchen counter away. Including the toaster, coffee maker, spoon jar, salt & paper shakers and tea kettle.

If you love house plants, and your home looks like a jungle, share the oxygen and give some away. Pruning can help too.

People look under sinks for plumbing issues. Buy a shoe rack and put it under your sinks for nice displays of cleaners & rags.

All shoes —> in the closet please! Have too many? Store in a box and move it.

Nic Nacs are cute for you, but are distracting for potential buyers. Put collections away.

Your home isn’t an art gallary. Excess portraits, again, distract buyers.

If you have cabinets that have stuff placed on top of them… pack it away.

Extra table chairs, folding chairs & TV dinner trays, put in storage.

Make your bed, and fluff the pillows. Get rid of multiple throw blankets.

Kids toys are all over the house? Pick one room and store them all in a bin.

Movies, DVDs and Games. One place please. I went into one home and almost felt attacked by all the Star Wars LEGO that was around the home. Creepy.

Cords, computers, laptops, iPods. Please keep in one area. Not all over the home.

Night stands, Dressers, (practically any flat surface) needs to be cleaned off.

Please clean off the bathroom counter, and empty garbages, make sure the toilet paper is on the roll.

If you just need help getting started there are some great websites out there. All you need to do is google DE-CLUTTTERING TIPS. One of which is ZEN SIMPLIFIED. Take a look at the articles. Simple and Easy.

There also are some great local businesses out there. My sister, Janice Ryan owns a decluttering company called TOTAL CLARITY. She can do one room at a time. Cathi Hobbins and Karen Seaton own CHIKS DESIGN GROUP (Facebook LINK) and can come in and totally help you redesign your home.

As always, I love your feedback on my FACEBOOK page!

Kick this in the pants—> We had 93 houses sold since Jan 1, 2011!!

We have less that 3 months worth of inventory!! whahooo!! (28 of those sold were new)

Looks like we are gonna see a turn around due to lack of inventory.
